About
I'm Maureen Henegan. Henegan Construction is a women-owned construction management and general contracting firm headquartered on West 30th Street, certified as a WBE by the City of New York, New York State, and the Port Authority of NY & NJ.
For more than six decades we've worked alongside global companies and local entrepreneurs to develop their facilities, corporate offices, law firms, financial services, non-profits, life sciences, retail, mission critical infrastructure, and the city's most prestigious institutions and landmarks.
Our project managers run the job. Not a call center, not a salesperson, not a subcontractor's foreman. When you call, you get the team that's actually pricing, scheduling, and walking your site every day. Communication is direct, weekly, and honest about where the schedule stands.
After 65 years of improving New York, we look forward to continuing the same standard of excellence for the next generation, problem solvers with focus, project managers with purpose, team players with one goal in mind: to deliver your vision on budget and on time.

Services
Owner's agent from concept to close-out. Budgeting, scheduling, bid leveling, trade coordination, change order control, and weekly reporting. Your single point of accountability on the build.
Lump-sum or GMP delivery for offices, law firms, financial services, non-profits, retail, and life sciences. We carry the trades, the schedule, and the risk so your team carries the vision.
Site evaluation, conceptual estimating, value engineering, constructability review, and bid packaging, done early enough to actually influence the design and the proforma.
Data centers, trading floors, command centers, lab facilities. Tier-rated redundancy, sequenced cutovers, after-hours work, and the documentation your operations team actually wants.
Federated 3D models, clash detection, 4D scheduling, and trade coordination meetings driven by the model, not by RFIs after the conflict shows up in the ceiling.
LEED, WELL, Living Building, and Local Law 97 compliance. We've delivered certified projects since the rating systems existed, sustainability is built into how we run the job, not bolted on.
How we work
Call (212) 947-6441 or email mahenegan@henegan.com. We sit down with you, your architect, and your real estate team to understand the program, the schedule, and the constraints we have to work inside.
Conceptual estimates, value engineering, site evaluation, long-lead identification. We get the budget and schedule honest before the GMP is signed, so the surprises are small and the answer is yes.
Buy out the trades, run the BIM coordination, sequence the work, keep the site safe, hit the milestones. Weekly OAC meetings, real schedule updates, and a superintendent on site every day.
Punch list, commissioning, sign-offs, O&M manuals, warranties, and the documentation your facilities team needs to actually run the space. We don't disappear after substantial completion.
Whether you're considering a 5,000 SF refresh or a 200,000 SF flagship buildout, we'll sit down with your team and tell you what it really takes to deliver it. Call (212) 947-6441 or send a request and we'll be back to you within the business day.

Frequently asked
We've delivered projects from 5,000 SF interior refreshes up through 250,000+ SF flagship buildouts and base-building renovations. Sweet spot is commercial interiors for corporate, financial, legal, non-profit, life sciences, and institutional clients, plus mission critical/MEP work. If your project is a real estate vision in the New York metropolitan area, we should talk. Call (212) 947-6441.
Yes, and we strongly encourage owners and design teams to involve us early. Pre-construction is where the budget gets honest, the schedule gets realistic, and constructability issues get caught before they become RFIs. Site evaluation, conceptual estimates, VE, bid packaging, and procurement strategy are all part of how we engage.
Yes. Henegan is certified as a Women's Business Enterprise (WBE) by the City of New York, New York State, and the Port Authority of NY & NJ. Our certifications are current and we can provide letters of good standing for owners and prime contractors who need them for goal participation.
We act as construction manager and general contractor and run an open, competitive bid process across NYC's best-in-class union and merit-shop trades. We don't carry permanent labor in trades that would create a conflict with our buyout, your money goes to the best price for the scope, not into our pocket.
It depends entirely on program, finish level, MEP density, schedule, and the building. For NYC commercial interiors today, raw construction costs typically range from $150–$400+ per square foot. We give you real, defended numbers in pre-construction, not a low-ball anchor that grows through change orders. Call us and we'll put together a budget grounded in your specific situation.
Both. Most of our work is in an open shop with the owner's chosen architect and engineers, where we collaborate from SDs through closeout. When clients ask for design-build delivery or a referral, we work with a short list of NYC architects we've delivered with for years. The right team depends on the project.
Sustainability is part of how we run every job, not an add-on service. We've delivered LEED, WELL, Living Building, and net-zero projects since those rating systems existed. For Local Law 97 we work with owners on emissions modeling, MEP retrofit scoping, and electrification roadmaps that keep buildings under the threshold without compromising tenant comfort.
