Mission Critical / MEP
Data centers, trading floors, command centers, and life science labs. Tier-rated redundancy, sequenced live cutovers, and the documentation the operations team actually wants when we hand it over.
Serving Manhattan, the outer boroughs, Long Island, Westchester, and Northern New Jersey.
What we cover
White space, edge facilities, MDF/IDF rooms, and on-prem cloud cages. Raised floor or slab, hot-aisle containment, bus duct, ATS, UPS, and Tier-rated cooling.
High-density power, structured cabling, low-latency interconnect, KVM, and the resilient mechanical infrastructure trading desks demand. Built around live business operations.
24/7 NOC environments, video walls, secure perimeter, acoustic isolation, and the redundancy needed when the room can never go dark.
Wet labs, dry labs, BSL-2, fume hood batteries, lab gas systems, DI/RO water, vibration-sensitive equipment, and cleanrooms scaled to the protocol.
Generator additions, UPS swap-outs, fuel system upgrades, and cooling capacity additions in existing facilities, done with the live equipment running and no outage to the load.
Level 4/5 Cx, factory witness testing, integrated system tests, and turnover documentation matched to how your operations team will actually run the infrastructure.
How we work
Call (212) 947-6441 or email mahenegan@henegan.com. We sit down with you, your architect, and your real estate team to understand the program, the schedule, and the constraints we have to work inside.
Conceptual estimates, value engineering, site evaluation, long-lead identification. We get the budget and schedule honest before the GMP is signed, so the surprises are small and the answer is yes.
Buy out the trades, run the BIM coordination, sequence the work, keep the site safe, hit the milestones. Weekly OAC meetings, real schedule updates, and a superintendent on site every day.
Punch list, commissioning, sign-offs, O&M manuals, warranties, and the documentation your facilities team needs to actually run the space. We don't disappear after substantial completion.
Pricing
Mission critical projects typically run $1,500–$4,000+/SF for white space and $400–$900/SF for trading and NOC environments, depending on Tier rating, redundancy strategy, and cooling approach. Budget is driven more by infrastructure than by finishes.
Commissioning, integrated system testing, and as-built documentation are scoped in, never an add at handover. The room runs when we say it runs.

Yes. Most of our mission critical work happens inside live environments, trading floors that can't go dark, data halls running production load, and labs running experiments that won't pause. We sequence cutovers, schedule MOPs around your business hours, and bring redundant temporary infrastructure when the existing path can't carry the work.
Mission critical controls are too consequential for a generalist. We buy out controls and BMS integration through specialty subcontractors, manage the integration with the rest of MEP, and coordinate factory and field commissioning closely with the operations team.
We routinely deliver Level 4 (integrated system testing) and Level 5 (operational testing with load banks and full IST). We coordinate factory witness testing, on-site startup, IST scripts, and turnover Cx reports. For owners with a dedicated CxA we work as the contractor's interface; for owners without one we can bring a qualified Cx partner.
Yes. We've delivered enterprise data halls and financial-services trading and back-office infrastructure across Tier ratings up to Tier IV / 2N+1. Each engagement starts with a redundancy strategy session, there is no benefit to over-buying redundancy your operations don't need.
Walk us through your environment and your business calendar. We'll come back with a sequencing plan that protects the load and hits the date.
More services
Lump-sum or GMP delivery for offices, law firms, financial services, non-profits, retail, and life sciences. We carry the trades, the schedule, and the risk so your team carries the vision.
Site evaluation, conceptual estimating, value engineering, constructability review, and bid packaging, done early enough to actually influence the design and the proforma.
Federated 3D models, clash detection, 4D scheduling, and trade coordination meetings driven by the model, not by RFIs after the conflict shows up in the ceiling.
