What our virtual construction team does

Federated modeling

Architectural, structural, and trade models combined into one coordinated environment. Every trade builds against the federated model, drawings follow, not lead.

Clash detection

Hard clashes, soft clashes, workflow clashes, and clearance violations identified weekly. Clash reports are issued to the trade with a deadline, not a hope.

4D scheduling

Schedule wrapped to the model, owners see what the building looks like week by week, and trades see what they have to build against the look-ahead.

Constructability review

Means-and-methods review by superintendents and trade foremen. The questions we'd ask on the first day in the field, asked while the design is still soft.

Reality capture

Laser scanning of existing conditions, scan-to-BIM, and progress capture against the model. Especially valuable in landmark and base-building renovation work.

Owner BIM deliverables

As-built models, asset-data attachment for CMMS handover, and LOD-500 turnover packages that your facilities team can actually use after we leave.

1. We listen

Call (212) 947-6441 or email mahenegan@henegan.com. We sit down with you, your architect, and your real estate team to understand the program, the schedule, and the constraints we have to work inside.

2. We pre-construct

Conceptual estimates, value engineering, site evaluation, long-lead identification. We get the budget and schedule honest before the GMP is signed, so the surprises are small and the answer is yes.

3. We build

Buy out the trades, run the BIM coordination, sequence the work, keep the site safe, hit the milestones. Weekly OAC meetings, real schedule updates, and a superintendent on site every day.

4. We close out

Punch list, commissioning, sign-offs, O&M manuals, warranties, and the documentation your facilities team needs to actually run the space. We don't disappear after substantial completion.

Pricing

How BIM coordination is priced

BIM coordination is scoped into the construction contract as a labor line, typically 0.5–2% of construction cost depending on project size and trade complexity. We never charge BIM as a hidden add, the scope and the staffing are spelled out before contract.

What affects the price

  • Number of trades to be modeled and coordinated
  • Existing-conditions capture scope (scan vs. drawings only)
  • Frequency of coordination meetings and clash report cadence
  • Owner LOD requirement for turnover (LOD 300, 400, 500)
  • 4D scheduling and reality-capture progress documentation

Owners with strong internal BIM standards get our model deliverables in their preferred format. Owners without a standard get a turnover model their next CM can pick up cleanly.

FAQ

Common questions

Yes. Our VDC team drafts a project-specific BIM Execution Plan covering modeling responsibilities, LOD per phase, coordination cadence, file naming, software interoperability, and turnover deliverables. The BEP gets aligned with the owner and design team in the first two weeks of pre-construction.

At minimum: structural, mechanical, electrical, plumbing, sprinkler, and major ductwork. For mission critical or high-density projects we extend to specialty trades, bus duct, lab gas, cable tray, AV pathways, anything that competes for ceiling or wall cavity space.

Primary: Autodesk Revit, Navisworks Manage, BIM 360 / Autodesk Construction Cloud. We're software-agnostic on trade modeling, what matters is that the federated model resolves cleanly and the clash report drives real coordination, not just decoration.

A coordinated as-built federated model, LOD as agreed in the BEP, with asset data attached for CMMS / facilities handover. Plus the underlying Revit and Navisworks files so your next contractor or facilities team can pick up where we left off.
